What You Can Expect With K&A Properties

Experience you can trust. We pride ourselves in openly sharing with you the wisdom and knowledge that comes with 12 years of experience as a full-time Realtors, over 300 closed transactions and hundreds satisfied customers. As your real estate fiduciary*, we will walk you through all the stages of the home-buying process. 

Focused on you. We are a referrals-only agency. We don't conduct paid online marketing, door knocking, mailers or cold calling. This means our attention is devoted solely to our clients' needs and successful real estate outcomes on their behalf.

*What’s a real estate fiduciary anyway? A fiduciary is a real estate broker who is legally bound to act in the best interests of their clients. That’s us!

A Meeting of Minds

Our Initial Consultation

• Finances first. We’ll go over your financial and lending options, providing referrals to lenders to ensure the financial side of the transaction is ready to go.
• Your wish list. Once you share your new-home wish list, we will suggest strategies for finding the right property based on today’s market conditions.
• Home reports. We will set up Multiple Listing Service (MLS) alerts for matching properties to be emailed to you on a regular basis.
• Timeline and plan. Together, we’ll initiate a timeline and house-hunting plan that works for you.

Seeing Is Believing

Property Showings

• Home vetting. We’ll advise you of the benefits and risks of various property types, areas, and neighborhoods and how they factor into your homeowning goals. We’ll also share relevant lessons learned from other clients.
• Assessing value. We will evaluate a potential home’s physical condition and its true overall value. We’ll also assess “resaleability,” future investment potential, possible maintenance and ongoing costs.
• Schedule showings. We know you are eager to see homes, and we are, too! We will work with your schedule to do just that. We do try to stick to a Tuesday through Saturday, 9am to 7pm, schedule to provide weekend availability and consistency. However, if a hot property is discovered or last-minute contract negotiations are required, we will work on your behalf outside of those hours.
• Keeping connected. For homes that pique your interest, we’ll communicate with the listing agent and keep you continually apprised of our conversations. We’ll also keep you updated on changing market conditions, what to expect when offering and offer strategies to win.
• Market comparison. You’ll get comparable sales reports so we can evaluate market value of the properties you’re interested in.

New Home Help

Evaluating New Builds and Builders

• New-home pros and cons. We’ll inform you about the upsides and downsides of a new build home to help you weigh what’s best for you.
• Vetting builders. We’re happy to meet with builders and share any knowledge we have from previous clients’ transactions, builders' reputations, finished product, warranty challenges after closing and more.
• Walk throughs. Visiting new builds or model homes together allows us to evaluate lots, locations and floor plans for compatibility and eventual resale value.
• Your advocate. If you’re ready to contract with a builder, we can be your liaison and advocate through the contract review, building process and troubleshooting, if necessary.

Staying the Course

The Under-Contract Process

Navigate and negotiate. We will help you handle all contingencies including inspection, appraisal, title insurance review, HOA document review, property insurance and everything that can come up during this time.
• Contract advice. You’ll have our expert and legal contract advice regarding negotiation, contingencies, your rights as a buyer and how to protect your earnest monies.
• Transaction coordination. Our longtime transaction coordinator helps all parties stay organized and on track with deadlines, document signing and next steps. 
• Dates and deadlines. We will provide you with a Google calendar for all important transaction dates and deadlines, so you’ll know what’s happening when.
• On site for inspection. We’ll represent you at inspection and negotiate inspection results, if needed, and discuss all issues and resolution options, “ballpark” estimates for repairs, and potential future maintenance issues.
• Trusted referrals. If you’d like, we can point you to inspectors, home insurance brokers and other professionals we recommend.

• Equipped for closing. We will make sure all parties—the title company, lender, buyer, and seller and/or listing agent—are prepared for closing.
• FAQs. Any questions you have about closing documents or process will be answered in detail so you can feel comfortable and confident at closing. 
• Closing day. We’ll be at the closing table with you to help guide the process, and we’ll ensure you have access to your new home upon closing.
